Habitable rooms include any living room, sitting room, dining room, bedroom, study and similar; and also a non-separated conservatory. A kitchen/diner having a discrete seating area (with space for a table and four chairs) also counts as a habitable room. A non-separated conservatory adds to the habitable room count if it has an internal quality door between it and the dwelling. Excluded from the room count are any room used solely as a kitchen, utility room, bathroom, cloakroom, en-suite accommodation and similar and any hallway, stairs or landing; and also any room not having a window.

The property's overall condition relative to its neighbourhood. For instance, a flat in a new development that's located in an affluent area is most likely "average" despite being "above average" nationwide. Properties that have been recently renovated are likely to be "above average" or "exceptional", depending on the level of renovation. Likewise, properties that need a bit of repair are "below average" while significant repair requirements indicate "poor" condition.

Remember, the condition is a "qualitative" measure that largely depends on how much is spent or to be spent on renovation.

Our AVM (Automated Valuation Model) uses proprietary AI to estimate the Fair Market Value based on your selections and data from our database. Using AI means that unlike conventional AVMs, our valuations are generated “on the fly”. This gives you the freedom to value existing as well as fictitious properties!

Our AI can also take the property’s condition into account. By default we assume average condition in relation to comparable properties in the neighbourhood, but you can change this. The condition ranges from poor for properties needing serious repairs to outstanding for properties that stand out.

The AI models are trained with hundreds of millions of data points, including:

• Sold house price data
• Various local area price statistics
• Local amenities
• Indices of deprivation (e.g. how affluent or safe)

Our valuation confidence

Valuation confidence is currently determined by the number of comparable properties in the neighbourhood. It ranges from low confidence for properties with no comparable to high confidence where there is plenty of data. Our AI automatically “expands” the lookup to a broader area if it doesn’t find any comparable in the neighbourhood.

A liquidity index score indicates how fast a property can be sold (i.e. converted into cash) at its fair market value. We apply a proprietary method to calculate the index score. Our method takes into account the total number of properties sold within a mile during the past 5 years, their prices, types and sizes. The higher the similarity, the higher the score.

Can ALIS be compared with other liquidity indexes?

No. Due to a proprietary method being used, our Liquidity Index Score should not be compared with liquidity scores provided by other indexes, including lenders. However, it's always consistant within AccuVal.

Please note that our method is evolving. Always obtain a fresh score if you need to compare.

My house got a socre of X%. What does that mean?

A 3-bed flat in Manchester Deansgate might score 90%, whereas a farmhouse in a rural village can get as low as 5%.
